Taking the property off the market
We have a team of dedicated personal agents who will get the ball rolling by taking the property off the market, and getting you started with the referencing process as soon as possible. You are able to ‘secure’ a home to rent in York in your name, meaning nobody else can view the property, as soon as you pay your holding deposit to us, which ranges from £200 for a single occupancy tenancy going up by £50 per additional occupier. You will also need to electronically sign a holding pack, detailing the length of your agreed tenancy, and all initial terms and conditions for your move. Once you get this signed, and pay your deposit, we can put you into referencing (which is a really important bit!)

Referencing
At this stage, we want to find out about you! What you do for a living, previous address, and where you have previously rented. Here is where a little push from you to get us the required information can really help you along, and get you moved in to your new home quicker!
We will use an external company called UK Tenant data to lead the way with the referencing process, you simply input all the required details online, and they do the rest. You can help the process along by prompting your employer to fill out their reference, and even get in contact with your old landlord if possible, to push them along a bit too. The quicker they fill these out, the quicker your reference process will be – simple!

Tenancy Agreement
Once references are complete – we can send you more really important stuff, your new Tenancy Agreement! This document will detail all aspects of your new tenancy, such as the length, rental information, and your obligations as tenants. This document will become your tenant bible, so make sure you read this thoroughly and ask us any questions if you are unsure.

Property Inspection
Once you have signed this agreement – we are nearly there! We want to make your tenancy as smooth as possible for you, therefore we want to inspect the property before you move in. We will take pictures documenting all aspects of the property which will help you out when the sad time comes for you to leave the property, whenever that may be. We need to ensure we leave a couple of days between the previous tenants leaving and you moving in to inspect the property and make sure it is looking its best for your arrival. Once this vital task is complete, and all parties have signed the tenancy agreement, you can come and get your keys!

Final Checks
We will make one last check to ensure you have paid all your initial monies (A month’s rent upfront, tenancy deposit, reference costs etc) and that you have brought in your right to rent ID. Your ID is your final ticket into your new home, without this information we cannot hand you keys, so make sure you bring this with you on move in day!
